Using a buying agent made sense for several reasons.
1 We were relocating from Tokyo and were without local market knowledge, the buying agent acting for us would ensure we got the best deal that would hold value and more importantly the right property for us.
2 We were first time buyers, the buying agent was there to guide us through all the legal and administrative minefields to make the process quite straightforward.
3 Who makes the most sizeable transaction of their life without taking professional advice?
Stacks did a good job in relation to all of the above. They took a little while to fully get our brief but they quickly used both positive and negative reactions to build an idea of what we were after. Best of all my contact with estate agents was kept to an absolute minimum. It also allowed us to view properties without the accompanying sales pitch from someone paid by and acting for the vendor. When you have a buying agent they know the usual BS is futile.
Lastly they got our property for us despite the fact someone else had already paid a deposit for it. Without stacks we would not have even got in to see the property let alone buy it. To top this off they still were able to negotiate a discount that more than paid their fee. This last point shouldn’t be lost, buying a home is an emotional decision and having aggressive negotiators that will work on your behalf without emotion driving the price is worth paying for alone.

For me it was less about the time saving aspects of having you watch the market and pre visit houses on my behalf ( which i am sure is something which many other clients put a premium on ). as i mentionned in my email, the real value for me came from the advice that you provided on the area, on specific streets, on specific features of houses which add or reduce value, on the potential cost of post work building projects , on strategy going into the bidding process and obviously the specific coup you finally managed to pull off for us. in london where houses can be +/- 10-20% for the asking price, it seems like the fee pays for itself. presumably no mention of speciifc fee should be made. also just having some seasoned advice takes some stress out of the process, because i feel like i am going into each situation better informed, which makes a huge difference given the murky nature of the property market.
